SALARY - $90,000.00 / YR or higher/negotiable DOE

LOCATION - Located within Stanislaus County (Modesto, Turlock, Ceres, Oakdale or the Surrounding Cities)
HOURS - Monday - Friday, 7:00 am to 3:30 pm
The Project Manager manages all activities associated with the construction of an assigned project. The may include managing or coordination with a team of Project Coordinators, Project Administrators and Project Managers Assistants.
Key Performance Objectives:
- Coordinate multiple projects simultaneously with senior management and field supervisors, while meeting stringent deadlines.
- Interact with clients, fabricators and others as needed to discuss and manage projects in a timely manner.
- Properly read and analyze contract drawings and job specifications
- Review the preliminary schedule and the detailed project schedule that will allow the development of project schedules and sequencing plans to ensure productivity and profitability of the project
- Interfaces with necessary departments and subcontractors to determine the scheduling of work and materials.
- Review all RFI’s from Detailer for accuracy and proper syntax before submitting to GC.
- Follow up with late RFIs and notify GC of cost/schedule impacts of late RFIs
- Establish a relationship with company and GC for all field scheduling needs.
- Inform company of all communication with GC so it can be documented.
- Copy company on all applicable transmittals that affect their scope including drawings out for approval and RFIs
- Monitor project activities, resolve challenges which arise, especially those pertaining to changes, deficiencies and punch list items.
- Review weekly project status reports and provide information as required to keep upper management and clients properly informed.
- Review all contracts and ensures that all contractual terms and obligations of such projects are maintained.
- Erection drawings to be reviewed against design drawings while drawings are in for approval.
- Work with programming to make sure all files are ready for production.
- Review all specs to confirm all requirements are being complied to during fabrication process including but not limited to steel finishes (galvanize, cleaning and/or primer).
- Coordinate with detailer to ensure all items are included in the shop drawings.
- Inform General Contractor of cost impacts immediately with documentation
- Keep all Change Order Request files current and up to date with all protenant information to price change order requests and obtain the Change Order.
- Meets with customers and vendors to identify potential barriers with resolutions that maximize production and minimize costs.
- Walk the fabrication shop daily to maintain a current knowledge of fabrication progress
- Visits job site as needed and required.
- Upon shop release confirm with purchasing all items including specialty items have been ordered.
- Project Schedules will be updated weekly with subcontractors, customer/GC and scheduling being notified.
- Job status sheets will be submitted weekly
- Submit to purchasing the ABM and inform of any long lead time items ASAP
- Prepares reports for management. Meets with key personnel to ensure timeliness of project.
- One week prior to shipment verify all items are ready to ship including bolts with MTR labels.
- Meets and confers with Owner, Architect, Engineers, Contractors, Detailers, and Plant and Field crews to verify accuracy and completeness of all construction drawings.
- Reviews plans and proposals and determine proper procedures in order to accomplish company/department goals.
- Ensure all aspects of projects are properly and thoroughly documented.
